Letter to Reid Farm Residents Regarding Increase in Dues - 12/06/08

NOTICE - SH5 Traffic Switch – 11/10/08
Residents of Reid Farm,
Please be advised that SH 5 traffic is scheduled to switch onto the new
pavement November 17th, 18th or 19th. If the switch occurs on Monday
November 17th, it will be in the afternoon.
As traffic is directed onto new pavement there will be a time period where
Trinity Dr, Sunrise and Fox Trail will NOT be accessible from SH 5. This is
unavoidable. However, the contractor will be ready to remove existing
pavement in order to open all three of the cross streets. Therefore, after
the traffic switches all three cross streets will be open to traffic.
Over the next few months each cross street will be closed for pipe
installation and paving. The closures may be for months at a time. Please
know that at some point Trinity Dr must be closed and detoured to Sunrise or
Fox Trail. I will be notifying everyone about each closure just as I have
in the past.
Currently, I do not have a schedule for the cross street closures. But as I
know more I will pass it on.
Estimated completion of the entire project is August 2009.

Sunrise/Foxtrail Traffic Switch – 10/8/08
All,
Please be advised that we intend on switching traffic from Foxtrail to Sunrise on Monday October 13th. Meaning starting Monday Sunrise will be the only access to the Silhouette Development.
Please notify all your personnel of this switch.

Pool Now Closed – 09/30/08
The Reid Farm HOA Pools is now closed for the Winter. The Pool will re-open during Summer 2009.
Storm Preperation Underway – 09/12/08
City staff with the Fire, Police, Community Services, Engineering, Parks and Recreation and Information Technology are preparing for emergency and storm response that might be required this weekend due to inland tropical storm conditions. Conditions expected include sustained winds up to 50 mph and heavy rainfall. Isolated tornadoes will be possible. In preparation, residents are reminded of the following:
Secure all poly carts, outdoor furniture and light weight yard items. It is recommended that residents record the serial numbers from trash and recycling carts so they can be tracked and returned.
The City's outdoor warning system is state-of-the-art; however, it is designed as an outdoor warning system. The sirens may not be heard by those inside a residence depending on various sound factors and proximity to a siren. In cases of severe weather, residents should use a NOAA National Weather Service radio (with battery backup).
Emergency responses are prioritized based on severity. Emergencies posing a danger to human life are the top priority followed by property and related issues. Residents should call 911 only for true emergencies. Residents should call 214.509.4100 or 214.509.4530 for assistance related to streets, utilities, traffic, property damage, trash and debris provided there is no immediate danger or risk to human life.
In the case of a severe weather alert, all City facilities such as the Allen Public Library, Allen Senior Recreation Center, Don Rodenbaugh Natatorium, Chase Oaks Golf Club, The Edge Youth Center, and Joe Farmer Recreation Center will be evacuated and closed.
Storm alert and response information is posted on ACTV, Time Warner Cable Channel 16, as time and crisis management allows. Storm response information will be posted online at www.cityofallen.org as soon as possible following severe weather.
Regarding assistance for hurricane evacuees travelling to this area, the City of Allen does not have an adequate shelter for this purpose. Shelters have been activated in the cities of McKinney, Plano, and Wylie. Local hotels report a few vacancies with special rates in affect.
Water Conservation – 08/25/08
On August 12, 2008, Allen City Council passed Ordinance No. 2760-8-08 adopting a new Water Conservation and Drought Contingency and Water Emergency Response Plan (the “Plan”), effective September 1, 2008. Please see the attached flyer that will be sent to all water customers with their bills in September.

Cryptosporidium Alert – 08/04/08
Due to the recent media coverage of possible Cryptosporidium contamination at a Richardson city pool, many homeowners are concerned about risks at the community pool. We thought it best to address this head on so our management company (NMI) contacted our pool professional for information. Here is what we learned.
There is no higher risk today than there was in prior seasons for contracting such a pathogen in a public pool. The sole way of contracting crypto is by ingesting water that has been contaminated (most often by fecal matter or vomit.) The water in all Allen pools are required by the health department to be tested daily to ensure the chlorine/chemical levels are as recommended for semi public pools. All pools in other cities are tested by the pool operator at each service visit (per agreed upon contract.) If in the event of an accident (fecal or vomit,) it is policy to shut the pool and do a hyper-shock to rid the pool of all pathogens/bacteria. Due to the amount of chlorine administered, the pool must be closed for 24-48 hours or until the chemicals are balanced.
We have been assured that hyper-shocking the pool regularly will not decrease the risk of contracting cryptosporidium. But, will rid the pool of such, in the event of an emergency. The best prevention to avoid contracting such a pathogen is the following:
- Encourage children to refrain from putting pool water in their mouths (and especially swallowing it.)
- Babies/Toddlers MUST wear a secure swim diaper at all times when in and around the pool.
- All swimmers should shower before getting in the pool.
- Swimmers remain aware and proactive. If you witness a fecal or vomit accident, empty the pool immediately and contact the management company or a Board Member so the pool can be closed immediately and treatment can begin.
- Do not swim in the pools if you or your children are experiencing digestive problems like diarrhea.
We hope this helps alleviate concerns. We work closely with management company and pool operator to ensure ultimate safety and water quality at the community pool. Residents, please work with us by committing to the published pool rules and prevention tips above.

Yard of the Month – June 2008
Movie Night – 6/28/08
Come join your friends and neighbors for movie night. The Reid Farm Social Committee will be hosting several movies throughout the summer. All movies will be held at the pool cabana and will start at 8:45. Popcorn and lemonade will be provided. Please check with the community calendar and entry signs for information and movie titles.
Pool Access Card – 6/28/08
The Reid Farm community pool is now controlled by a security card access system. If you have not had a chance to get your access card, please contact Kris and Doug Galletti (469-675-0721) to arrange a time to complete the card access agreement and receive your card. If you have lost your card, replacement cards can be issued for $25.
Greenville Avenue Road Construction Update – 03/15/08
Residents of Reid Farm,
Below is a brief explanation on how the construction of SH 5 will proceed. The total contract length is 17 months:
Phase 1 (approx 7 months)
-construct temporary pavement on west side of SH 5 (currently doing)
-remove median and fill with temporary pavement (currently doing)
-place temporary stripe
-shift traffic so that southbound traffic is on top of west shoulder
-set temporary concrete traffic barrier -excavate existing pavement on east side
-install drainage pipes
-Concrete Pave east side of SH 5 and SE Corner of Stacy and SH5 (Development closures during this time)
-place temporary stripe for next phase DEVELOPMENT CLOSURES
-Once Meadowgate Dr. is closed the only way in and out will be from Exchange Parkway. Detour will be provided.
-E. Fox trail and E. Sunrise drive will not be closed at the same time, one or the other will remain open at all times. Detours will be provided during closures.
Phase 2 (1-2 months)
-switch traffic to east side of new pavement only near Stacy Rd and SH 5
-excavate existing pavement at SW corner of Stacy and SH 5 -Concrete Pave SW corner of Stacy and SH 5 -place temporary stripe for next phase
Phase 3 (1-2 months)
-Switch traffic back to west side of SH 5 near Stacy rd.
-excavate existing pavement at NE corner of Stacy and SH 5
-Concrete Pave NE corner of Stacy and SH 5
-place temporary stripe for next phase
Phase 4 (6-7 months)
-switch traffic onto new pavement on east side of SH 5 for the full length of project.
-remove traffic barrier
-excavate existing pavement on west side -install drainage pipes
-Concrete Pave west side of SH 5(Development closures during this time) DEVELOPMENT CLOSURES -When Trinity Dr. is closed the detour will be Sunrise Dr. Detour will be provided.
-W. Fox trail and W. Sunrise drive will not be closed at the same time, one or the other will remain open at all times. Detours will be provided during closures.
Phase 5 (1-2 months)
-place final stripe
-clean up and switch traffic to final configurations -construct median south of Exchange Pkwy with minimal lane closures.
